It is important to let your clients know that Glen Abbey Homeowners Association, Inc. is a mandatory membership community with covenants that are enforced.  This means authorization is required from the HOA for any modifications/changes to the exterior of the home or lot (front and back).  This includes, but is not limited to, items such as fencing (only certain types available), roofing, tree removal/replacement, window installations, painting, etc.  Please contact our community manager for further clarification. 
 
It also means homes should be kept to the community standard and regular compliance drives are completed by our management team.  A copy of the covenants, bylaws, rules and regulations, and design guidelines are available for homeowners to view on this website.

For Sale/For Rent Signs

Glen Abbey has a mandatory standard "For Sale/For Rent" sign used to market homes in the community.  
You need to reach out to Image 360. They have the “for sale” signs that are approved for Glen Abbey.

Please review the City of Alpharetta, Unified Development Code Section 2.6 SIGNS; Specifically 2.6.8 and 2.6.11.F;
Those rules are enforced by the City of Alpharetta.  Signage in violation may be removed by either Code Enforcement or a designated representative of Glen Abbey.

Association Fees

  • 2026 annual assessment for Glen Abbey is $1650. Lake Lots are subject to additional assessments.
  • Glen Abbey has a $2,000 Capital Contribution Assessment for each conveyance of a home, which is collected at closing. 
  • Invoices are sent out at the end of the calendar year and fees are due January 1st and considered late if not received by January 31st. If you are selling your home, pro-rations of the fees are calculated by the closing attorney
  • There are no special assessments being considered or passed** 
**Lake Lot Owners will be specifically assessed for any costs incurred for the lake and dam

Closing Letters/Estoppels
          Closing Letter/Estoppel Requests 
  • Community Management Associates utilizes Community Archives for all requests.
  • No emailed or faxed requests will be accepted by the CMA offices.
  • Georgia, Alabama, Tennessee, Mississippi, and South Carolina requests must be received from a title service or an attorney’s office.
  • Florida requests may be received from a unit/parcel owner (or a designee thereof) or a unit mortgagee (or a designee thereof).
  • Once an order is received, all follow-up questions, additional information needed, etc. must be requested through Community Archives via:

 Closing Letter/Estoppel Costs and Delivery Timeline
  • GA & TN:  $325 each. Delivery is by the end of the 7th business day after an order has been placed and paid in full.
  • AL, MS, & SC: $299 each. Delivery is by the end of the 7th business day after an order has been placed and paid in full.
  • FL: $299 each. Delivery is by the end of the 10th business day after an order has been placed and paid in full.
  • FL:  A $179 delinquency handling fee is placed on all orders on which delinquency collection activity has occurred.
Closing Letter/Estoppel Rush Fees and Rush Timelines
  • Requests are subject to rush fees if the request is made close to the closing date.
  • Non-FL: A $120 rush fee is placed on orders needed 5 business days after the order is placed and paid in full.
  • Non-FL: A $160 rush fee is placed on orders needed 3 business days after the order is placed and paid in full.
  • Non-FL: A $175 rush fee is placed on orders needed 1 business day after the order is placed and paid in full.
  • FL: A $119 rush fee is placed on orders needed 3 business days after the order is placed and paid in full.
Closing Letter/Estoppel Updates
  • An update is applicable on the same transaction, whereas the property address, buyer, seller, and attorney remain the same.
  • An update needed within 60 days of the original order is free.
  • The order update will be delivered in 3 calendar days after the update order is placed and paid for.
  • Non-FL: A $175 rush fee is placed on updates needed 1 business day after the update order is placed and paid for.
  • A maximum of one free update is permitted per order.
  • An update needed 61+ days after the original order, which requires placing a new order.
  • Once an order is received, all follow-up questions, additional information needed, etc. must be requested through Community Archives via:

  • A limited questionnaire package is available for $275 each.
  • A premier questionnaire package is available for $300 each.

  • Lender-specific/custom questionnaires:
  • A lender-specific/custom questionnaire is available for an additional $100 to the above fees.
  • Delivered by the end of the 8th business day after an order has been placed and paid in full.

  • Owners, mortgagees, purchasers, lenders, real estate agents, and attorneys may request a statement of account/owner assessment information for $10 for Georgia Associations subject to the Georgia Condominium or Property Owners Acts. Owner Assessment Information means a statement provided under O.C.G.A. 44-3-109 or 44-3-232 of all sums lawfully assessed by an association against any owner and/or the owner’s Property and that constitutes a lien in favor of the association on the owner’s Property that will be past due and unpaid together with late charges and interest applicable thereto as of the expiration of five business days from the receipt of a request for such information. Owner Assessment Information does not include amounts that may be assessed more than five business days from the receipt of the request for Owner Assessment Information and/or amounts and/or fees that may be charged to a Purchaser.
Foreclosure and Deed in Lieu of Foreclosure
  • Listing agents or asset managers requiring a statement of account on a foreclosed unit must submit their request online at Community Archives.
  • Please see the Georgia Statement of Account / Owner Assessment Information section above for limited availability notations.
  • Ensure you identify yourself on Community Archives as a Real Estate Professional.
  • The online order must include a copy of the recorded Deed Under Power and listing agreement.
  • Closing letters/estoppels for foreclosed units may be obtained online at Community Archives.
Third-Party Payment Instructions
  • If you are a third party wishing to pay for an order, you will do so on Community Archives.
  • Click on the payment link in the Community Archives order confirmation email.
  • Enter your credit card information and complete the payment process.
  • CMA will be notified of the order after payment is made and completed on the timeline selected on that order.
  • The person who placed the order will receive a notification when the item is ready for retrieval.
Certificate of Insurance, Budget, and Governing Documents
  • Non-owners may order a certificate of insurance, budget, or governing documents at Community Archives.
  • Owners may obtain the information from their CMA online accounts.
  • The insurer, agent, and agent contact information is included on all issued closing letters, estoppels, and lender questionnaires..
